The Process

 We offer an initial free consultation to all our new clients.  This typically involves a site visit and meeting with the client to establish the wants, needs, function and budget for the works in order to determine the merits of the project regarding construction, planning and design.

After discussing in detail the clients requirements we put forward a written proposal, based on the information we have obtained from the initial meeting, which will clearly explain our involvement in the project and our fees for each element.

 Note: We also take care to notify the client of any Local Authority fees (such as planning fees if applicable) and other Consultants fees accordingly.

Following the initial discussions with our clients our aim is for them to do as little work as possible, and make the whole process as comfortable and stress-free as we possibly can. Many of our projects involve works which are carried out to occupied dwellings, and we realise that this can be a daunting process to many of our clients.

Site Survey

  • Undertaking of the building survey.

  • Production of two dimensional plans and elevations of the existing building.

 

Feasibility Stage

  • Initial design proposals, the production of two dimensional plans and elevations (if applicable). This will be demonstrated in a meeting where we will describe what and why we have done so you can understand the potential of your dwelling.

  •  Some amendments/ changes are very typical of the design at this stage. We will meet up to discuss any changes that you may require or wish to explore.

  • Once we have revised the drawings they are re-submitted to the client for further tweaks.  This process usually takes 2-4 revisions.

  • Not until the client is happy with the design and we are confident it will be buildable within budget and constructed to the satisfaction of the Local Authority are the plans submitted.

Submissions to Local Authority 

  • We will prepare the final planning drawings and documentation ready for submission; applicable only if there are changes to the elevation.

  • We will monitor the application on a weekly basis and discuss any issues that may arise with the local authority with a view of removing any concerns either party may have. This generally includes the submission of changes to the previously submitted plans, elevations.

  • Subject to a successful planning approval we will upon your instruction commence with the building regulations technical drawn information and accompanying building regulations notes. 

  • Once comments have been received back from building control we will update the drawings and notes as according and issue you with a set of working drawings and notes as approved ready to start on site.

 Post Project Completion

  • Once complete we will undertake the snagging of the works, three months post completion we will then undertake a final check to make sure the project has been completed in accordance with the brief and that all prior approvals have been discharged.

  • Six months post completion we will contact you to see how you are getting on and if there is any issues we can help you with.

  • Access: Existing stairs are great start. They may need upgrading depending on the final use of the cellar.

  • Headroom: Ideally you'll need over two metres of headroom so careful consideration needs to be given to digging the cellar lower if needed.

  • Natural light: Cellars are better with some natural light. We offer standard windows, lightwells and sun tunnels to make your conversion look wonderful.

  • Electrics and plumbing: The construction stage is the perfect time to get these elements right. We offer fully guaranteed plumbing and electric services as needed.

  • Walls: Your cellar may be a series of tiny rooms but often it's possible to make one larger space by removing these walls and supporting the floors above.
